1. Violet Build Toronto
5 (58 reviews)score 89/100
A perfect five-star record across 58 reviews, the largest and most consistent review base on this list, backs up a reputation for handling the paperwork side of garage conversions as well as the build itself. Ali and Mozhdeh are named repeatedly for taking on city permits, structural changes like wall removal, and accessibility work such as wheelchair-friendly layouts without treating any of it as an upsell.
- Every one of 58 reviews is five stars
- Handles permits and municipal requirements directly
- 2-year warranty on completed work
- Reviewers report extras and finishing touches added at no charge
Services: detached garage construction, garage additions conversions
2. Piatek Homes
5 (24 reviews)score 83/100
Matt and his crew have a clean five-star record over two years of reviews, with clients specifically calling out framing, underpinning, and waterproofing work done on schedule and on budget. That combination of structural expertise and straight-talking scope discussion makes them a strong pick for conversions that involve significant foundation or framing changes.
- 24 reviews, all five stars, with no mentions of cost overruns or delays
- Matt handles decisions and permits on-site rather than passing clients around
- Underpinning and framing named as specific strengths
- Reviewers describe pricing as transparent from the start
Services: garage additions conversions, detached garage construction, carriage house laneway garage, garage permits design
3. Nicks Developments
4.7 (29 reviews)score 82/100
Nick's direct involvement is the throughline in this business's reviews, with clients describing honest problem-solving and a builder who sweats the finishing details rather than handing a project off to subcontractors. The company points to over 20 years in business, WSIB registration, and $5M liability coverage, and multiple clients return for repeat projects.
- Named staff (Nick, Bilal, Roland) get specific praise for responsiveness
- Delivers on quoted timeline and budget
- Follows up on minor defects after occupancy
- Long-tenured business with licensed trades and liability coverage
Services: custom finishes heated garages, detached garage construction, garage additions conversions
4. Woodsmith Construction Inc
5 (16 reviews)score 78/100
Chris Smith leads a design-build operation that reviewers credit with everything from third-floor additions and basement underpinning to garage additions specifically, all under one roof from concept through permits. Weekly cost reporting and a clean worksite come up often enough to suggest a genuinely organized process, though the review base is smaller than the top names here.
- All 14 reviews are five-star
- Chris Smith personally involved throughout projects
- Weekly cost reports keep budget visible
- Permits and City liaison handled in-house
Services: detached garage construction, garage additions conversions
5. ODIMA Construction
5 (32 reviews)score 77/100
Reza's direct availability is what clients bring up most, alongside a crew known for clean work and trade skill that keeps projects on time and on budget. The five-star average across 32 reviews is solid, though the recency score is lower than others on this list, meaning some of that praise dates back further.
- Perfect five-star rating across 32 reviews
- Owner Reza responsive to questions and service calls
- Crew praised for clean, tidy work
- Reviewers describe custom upgrades and lasting relationships
Services: detached garage construction, garage additions conversions
6. Home Services at The Home Depot
2.8 (4 reviews)score 54/100
Home Depot's Home Services division carries the backing of a national brand and licensing, but its Toronto garage-conversion reviews are thin and recent feedback is discouraging. With only four reviews and two recent one-star reports describing dismissive service, this listing trails the rest of the field by a wide margin.
- Backed by Home Depot's licensing and insurance
- National brand with established scheduling infrastructure
Services: detached garage construction, garage additions conversions, garage doors openers
